Frequently asked questions
Home inspection questions, answered.
Straight answers about certification, guarantees, reports and how to book an inspection with IFC.
Do home inspectors in Utah need a license?
Yes. Utah now requires home inspectors to hold a Private Home Inspector license from the Division of Occupational and Professional Licensing (DOPL). The license requires a current certification from an approved organization plus General Liability and Errors & Omissions insurance. IFC’s inspectors are InterNACHI® Certified Professional Inspectors®, and IFC carries both types of insurance.
What is the difference between a license and a certification?
A state license is permission to practice in Utah. A certification such as InterNACHI®’s Certified Professional Inspector® shows that an inspector has passed training and exams, follows a published Standards of Practice and Code of Ethics, and keeps up with continuing education. Michael holds nineteen InterNACHI® certifications, including specialty credentials for roofs, plumbing, decks, chimneys, mold, moisture intrusion and infrared.
How can I check a home inspector’s license?
Use the license lookup on the Utah Division of Occupational and Professional Licensing (DOPL) website, and ask the inspector for proof of insurance. We are happy to provide ours on request.
What does the InterNACHI® Buy-Back Guarantee cover?
If we miss something covered by the inspection, InterNACHI® will buy your home back, subject to the program’s terms. Ask us for the full details before your inspection.
What types of home inspections do you offer?
Pre-purchase inspections for buyers, pre-listing (pre-certified) inspections for sellers, home maintenance inspections, 11th-month builder warranty inspections, and new construction inspections.
What do you inspect?
Roofs, chimneys, attics, insulation, ventilation, plumbing, moisture intrusion, infrared signatures, interior spaces, exteriors, decks, mold presence, structure and foundation, signs of wood-destroying organisms (WDO), and the overall residential property.
How do I receive my inspection report?
You get a detailed, easy-to-read report online and as a printable PDF through InterNACHI®’s FetchReport® system. It shows what needs attention and gives you insight into how to address it.
Are you first-time-buyer friendly?
Yes. Along with your report, first-time buyers get extra resources that explain the findings in plain English, so you can make informed decisions about the home.
